Avenue Estates market update – September 2026

Our monthly look at what is happening to property prices and rents across Bournemouth, Poole and Southbourne, using the latest official figures and what we are seeing on the ground.

The headline numbers

The UK House Price Index for July 2026 puts the average property price across Bournemouth, Christchurch and Poole at £310,094. That is down 1.9% compared with a year earlier, and down 0.8% on the month before.

By property type across the BCP area:

  • Detached houses: £551,316 (down 0.9% on the year)
  • Semi-detached houses: £356,748 (down 0.1%)
  • Terraced houses: £292,369 (down 0.6%)
  • Flats and apartments: £196,471 (down 4.1%)

What this means if you are selling

Every type of home is slightly lower than a year ago, but the difference between them is large. Semi-detached homes are almost exactly where they were, and detached and terraced houses are down by less than 1%. The steepest fall by far is in flats, down 4.1%. If you own a house, the market you are selling into is much steadier than the headline figure suggests.

What it does mean is that buyers are paying close attention to price. The average first-time buyer is paying around £248,500, and like everyone else they are weighing up mortgage costs before they commit. So the asking price that works is one set against this year’s market, not against where prices were a year or two ago.

Renting and letting

Rents continue to go the other way. The average private rent across Bournemouth, Christchurch and Poole is £1,398 a month (August 2026), up 2.8% on the year.

Typical rents by size:

  • One bedroom: £918
  • Two bedrooms: £1,169
  • Three bedrooms: £1,456
  • Four or more bedrooms: £2,080

What we are seeing locally

It is a tricky market at the moment. Sales remain very price-sensitive, with interest rates, the cost of living and the wider economic and political picture all on buyers’ minds.

There is some hope on the horizon for first-time buyers. On 26 September the Prime Minister, Andy Burnham, announced Your First Home, a government scheme for first-time buyers in England. It would let them buy a new-build home with a 2.5% deposit, backed by a government equity loan of 20%. We think help for first-time buyers should benefit the whole market, and we will know more when the full details are set out in the Budget on 28 October.
