Bournemouth property market update, August 2026

Welcome to the first of our monthly market updates: a plain-English look at what is actually happening to property prices and rents across Bournemouth, Poole and Southbourne, using the latest official figures and what we are seeing on the ground.

The headline numbers

According to the latest UK House Price Index (May 2026, the most recent official data), the average property price across Bournemouth, Christchurch and Poole is £315,473, down around 1% compared with a year earlier, but up 0.6% on the previous month.

By property type across the BCP area:

  • Detached houses: £560,635 (up 0.2% on the year)
  • Semi-detached houses: £362,627 (up 1.1%)
  • Terraced houses: £295,873 (up 0.1%)
  • Flats and apartments: £200,429 (down 3.4%)

What this means if you are selling

The headline figure is worth reading carefully, because the year-on-year fall is almost entirely concentrated in flats. Houses of every type are flat to slightly up over the year, with semi-detached homes the strongest at 1.1%. If you own a house, the “prices are falling” story you may have read does not really describe your market.

That split matters when you set an asking price. With the average flat at around £200,000 and the average detached home above £560,000, and a first-time buyer paying around £252,800 on average, Bournemouth is really several markets running at once. The right asking price depends on which of those buyers your home speaks to, and the properties that struggle are the ones priced off last year’s market rather than this one.

Renting and letting

Rents are moving in the opposite direction to sale prices. The average private rent across Bournemouth, Christchurch and Poole is now £1,402 a month (June 2026), up 3.3% on the year.

Typical rents by size:

  • One bedroom: £921
  • Two bedrooms: £1,173
  • Three bedrooms: £1,460
  • Four or more bedrooms: £2,088

On the ground, the BH5, BH7, BH9 and BH10 postcodes are performing particularly well right now. Price remains the key factor for buyers in the current market. Homes that are priced correctly are attracting strong interest and selling, while prices across the area are holding steady rather than moving sharply either way.
